Without a doubt, District 1 residents are more interested in what new development might be coming than any other subject. It is a challenge to succintly relate what development is planned, what is underway, what has opened, and where it is located. (It is a very good challenge to have.) Much of the reason for this blog has been to relay that information but I'm always looking for ways to improve the delivery.

 

I've been experimenting with Google Maps as I gathered more information. However, the tool has not always performed properly: it sometimes confuses the data, repeating the same information for more than one location while losing the original data. Still, I'm going to try it for awhile (because I don't have anything else as good). You can give me feedback on how well you think it is working.

 

District 1 Development Map

 
After you open the map, you can save to the map link to your computer and access it whenever you want by choosing "Save to My Maps." I change the pin colors and notes on the map as projects progress so it is a quick way to check recent changes in the district.
 
Also, please note that several road projects are noted on the map because transportation is an integral part of development and quality of life.

 

Now for a closer look at some of the new development coming to District 1:

 

Kohn Offices

Kohn Co Office Development

The Kohn Company has prepared preliminary plans for an office development along SH-190, south of Campbell Rd, that would connect to the future extension of Naaman Forest Blvd.


 

Akal Jat Temple

Ground work, retaining walls, and foundation work are progressing for this religious temple along Campbell Rd, just west of Holford Rd


 

Veterinary Clinic

Next to Dr Janet Mason's Dental Offices, there have been preliminary inquiries for a second building, possibly to include a veterinary practice at the Campbell and N Garland Rds intersection.


 

The Oaks of Firewheel Subdivsion

This subdivision, for about fifty homes at Campbell and Brand Rds, and lying next to Firewheel Golf Park, has slowly seen its streets poured and retaining walls built, but no housing starts. Required roadwork for turn lanes and wider shoulders was started but has been unfinished for weeks (read: months). The relocation of a number of utilities was required and relocating one last easement is holding progress. Initial paving of the shoulder and turn lanes at this intersection has been done and the final work will be completed when the easement issues have been fully addressed.


Lake Pointe Church

Progress on this very large Garland campus, at Campbell and Murphy Rds, for the Lake Pointe Church of Rockwall has been moving ahead steadily. New city water and sewage lines had to be installed in the area to handle the increased growth from this new facility and other expected growth. Congregation members report they expect first services to be Mar 2!


 

Tommy Reed Dental Offices

Extensive ground work has been necessary to prepare the site, at Campbell and Murphy Rds, for several professional office buildings that will feature European architecture and be the new home of Dr Tommy Reed and his dental practice.


 

Provence Subdivision, Phase 2

Phase 1 of this popular subdivision, off Talley Rd at Brand and Murphy Rds, quickly filled its lots with attractive, upscale homes. Phase 2 is underway and many more houses are under construction.


Primrose Schools

Primrose School

Primrose School has received Council approval to construct a childcare facility next to ASI Gymnastics, near the SH-190 frontage road and Rivercove Dr.


Navy Federal Credit Union

Navy Federal Credit Union

Navy Credit Union is reportedly interested in constructing a new building along the SH-190 frontage road, just west of the Texas Roadhouse.


Red Lobster

Red Lobster

The parcel just east of the Olive Garden on SH-190 has long been slated for a Red Lobster. Over the years it has been reported that they were not constructing new locations and that was why we weren't seeing one in Garland. The parcel has been listed with a realtor, evidence that our chances of a Red Lobster at that location are declining.


Hyatt Hotel

Hyatt Place Hotel

Groundwork is underway for the Hyatt Place Hotel that will be located between the GISD Special Events Center and SH-190. Estimates have been for an opening this year. GISD and the hotel will work together to use the SEC to greater advantage, hosting more events and benefitting from nearby lodging.


IHOP

IHOP Restaurant

Pancakes in north Garland, who would have believed it? Blintzes, too. Construction is moving quickly on the IHOP that will be located along SH-190, close to the future Hyatt Hotel.


Posados

Two-Rows Restaurant

Near the Hyatt Hotel and the IHOP Restaurant, construction continues on a new Two Rows Restaurant, featuring their unique entrees and wood-oven pizzas.


Posados

Posados Restaurant

Construction has not started for Posados, the well-received restaurant group based in Tyler, but it has been approved by the Council. It will be just east of the Two Rows Restaurant and near the Hyatt Hotel.


Best Buy

Firewheel Plaza

The architecturally-pleasing Firewheel Plaza shopping area, on SH-190 between Home Depot and Lowe's, is rapidly approaching completion. Best Buy and Petco are both open. Also locating at the same center will be Half-Price Books, Mattress Giant, Peter Piper Pizza, and several others.


Dick's Sporting Goods

Dick's Sporting Goods

In the Firewheel Town Center near the AMC Theaters, this two-story, 70,000 square-foot building is progressing quickly, with the brick work currently underway. Dick's Sporting Goods will feature an extensive array of products but will also have a number of areas in the store to actually try out the products, even golf clubs.


 

Brooklyn's Old Neighborhood Style Pizzeria

The building for Brooklyn Pizza rose quickly and is making excellent progress. Located in the Firewheel Town Center on a new pad site not too far from Men's Warehouse and Circuit City, you won't be able to miss it if you enter from Lavon Dr. A sign on the property says, "Opening March 2008."

Garland Skilled Nursing

This nursing facility will cater to seniors and others needing nursing care. The new facility is under construction just south of the Naaman School and Pleasant Valley Rds intersection.

Oak Park Village Shopping

The magnificent oak tree that stands before the Oak Park Village Shopping Center, on Firewheel Pkwy and east of Pleasant Valley Rd, is a testament to Todd Masik's efforts, the owner, to save the tree during development. He hampered the speed of development because he had to ask to design the building differently than our codes would have normally required and to go through the approval process. Obviously the staff, Plan Commmission, and Council agreed with his efforts.


 

Dollar General Store

Currently a stand-alone building on Pleasant Valley Rd near Country Club Rd, the Dollar General Store that will be located here is the first retail building of several that will eventualy be constructed to serve area residents.


RaceTrac

RaceTrac

At the intersection of SH-66 and Country Club, RaceTrac has been approved to build a new store with gas pumps, thier newest design that features more upscale choices in food and beverages. The store will set on a parcel of land that lies between the current route of Country Club Rd and its future realignment.

Doug -- Thanks for the extensive updates on new developments in District 1. Many of us greatly appreciate these updates. Has there been any discussion or activities associated with bringing in a Whole Foods-type market (or equivalent) to the Firewheel/Town Center/North Garland area? Since there is nothing currently like this in our area (nearest locations are several miles away) I believe this would be a successful venture.
